How LenderBox Started
For over two decades, Vijay Mehra has operated at the intersection of commercial real estate and technology — first as a CRE developer and investor, then as the founder and CEO of Rethink, a brokerage technology platform that grew to serve real estate professionals across five continents.
That vantage point — building technology for CRE while actively investing in deals — revealed a pattern that couldn't be ignored. The brokerage side of commercial real estate was modernizing rapidly. But the moment a deal reached a lender's desk, everything ground to a halt. Credit officers buried in PDFs. Underwriting workflows that hadn't fundamentally changed since the 1990s. Term sheets that took weeks when they should take hours.

After a successful private equity exit from Rethink in 2021, Vijay set out to solve the problem he'd been watching for years. Not with another incremental tool, but with an entirely new approach — AI-native intelligence designed from the ground up for how credit teams actually work.
He partnered with Pavan Kotha — a veteran AI/ML engineer with deep expertise in document intelligence, natural language processing, and enterprise architecture — to build what lending teams actually need.
